New houses
One to three storeys, from a foundation on an empty plot to a house you can move into. Architect's drawings if you have them, or we will introduce two we work with regularly.
From Rp 4.200.000 / m²Standard specification, single storeyEvery quote we issue is itemised line by line — materials, quantities, unit prices, labour — so you can hand it to another builder and compare like for like. That is unusual, and it is the reason to talk to us.
"Rp 1,8 miliar, turnkey" tells you nothing about what happens when the ground turns out to be soft, or what grade of tile you are getting, or where the money goes if you delete the carport. A bill of quantities tells you all three before you sign.
It also makes us easy to undercut, because a competitor can read our numbers. We publish it anyway — the clients who compare properly are the clients we want.
Per-m² rates are how this industry quotes and how you should compare. They are a starting point, not a price — the estimator explains what moves them.

Excavation, footings and ground beams, inspected and photographed.
Columns, beams, slabs and roof structure up and covered.
Masonry, plaster, first-fix electrics and plumbing, before anything is closed up.
Floors, doors, windows, painting, second-fix and sanitary ware.
Released thirty days after handover, once the snag list is closed.
The last ten per cent is the one that matters. A contractor paid in full at handover has no reason to come back for a door that sticks — holding it for thirty days costs us nothing if we did the job properly, and it is why our snag lists get finished.
Area, cost, weeks on site, and whether it landed on the quote. Full case studies — including the one that overran by fourteen weeks — are on the projects page.
Sloping site with a retaining wall on two sides, which took eleven weeks before anything above ground began.
Rp 1,04 miliar · 46 weeks · quoted Rp 1,02 miliarGround floor opened up and a floor added. The existing columns were not where the old drawings said, which is normal.
Rp 612 juta · 28 weeks · quoted Rp 590 jutaRan fourteen weeks over because of a change of use permit nobody had checked. Our fault for not checking it.
Rp 948 juta · 52 weeks · quoted 38 weeks“The bill of quantities was forty-one pages. I took it to two other contractors and one of them told me they could not price against it because it was too detailed. That told me everything.”
Pak Ardiansyah · house, Dago
“They came in second on price and we used them anyway, because the cheaper quote was one page and would not say what grade of tile it meant. The final bill was two per cent over.”
Ibu Cahyani · shophouse, Cihampelas
“Fourteen weeks late on a permit they should have checked. They told us in week six rather than week thirty and did not charge the extension. I would use them again — I just wanted that in writing.”
Drg. Prasetyo · clinic, Setiabudi
