Notary, name transfer, tax and the bank's provision fee come to roughly 6–8% of the price. We publish the exact figure per unit type in the brochure, because "plus fees" on its own is not a number anyone can plan around.

Structure complete, roofing under way. Plastering starts this month, which is the point where progress looks fast again.
Six weeks behind. The retaining wall on the east side was redesigned after the soil test came back worse than the survey suggested, and we chose to rebuild it rather than proceed. Buyers in Block C were told in writing in January and offered a transfer to Block A at the same price.
Distances below were driven, not measured on a map, at 07:30 on a weekday — which is the only measurement that matters to somebody who will do it every morning.
Payments for phase 2 go through an escrow account released against inspected build milestones, not to us directly. If a milestone is missed by more than ninety days you may withdraw and the balance is returned in full, and that clause is in the sale agreement rather than only on this page. Ask to see clause 7 before you pay a booking fee.
Not yet — the parent title is held over the whole phase and is split per unit at handover, which took seven months on phase 1. We show you the parent certificate and the land office receipt for the split application at the first meeting. Any developer who cannot show you both is asking for a level of trust nobody should extend.
Yes, and you should compare. Three banks have approved this project and their published rates are in the brochure; any other lender needs to appraise the project first, which adds about three weeks. We receive no commission from any of the three, and the sales team's bonus does not vary by lender.
$14 a month per home, covering security, street lighting, drainage and the green space. It is collected by the residents' association from the second year — the developer pays it in year one — and the association publishes its accounts quarterly. The figure has risen once in four years, by a dollar.
Before the walls go up, yes, within the structure: moving an internal door, omitting a partition, or adding sockets. Anything touching the structure or the façade is refused, because it complicates the certificate split and it changes the look of the street everyone else bought into.
$700, which holds a specific plot number for thirty days and is deducted from the down payment. It is refunded in full if the bank declines your application, and it is not refunded if you simply change your mind — that is written on the receipt, in that wording, before you pay it.
